The grocery-store rental machine is right there for about $35 a day. Sometimes that is the right call. Often it leaves the carpet worse than before. Here is the honest breakdown.

Where the rental machine falls short

Suction. This is the big one. A rental machine pulls out a fraction of the water it puts down. A truck-mount or a professional portable pulls out most of it. Water left in the carpet is the enemy - it means long drying, wicking stains that reappear, and a real chance of mildew smell, especially in a humid coastal house.

Water temperature. Rental machines use warm tap water. Professional hot-water extraction runs much hotter (up to about 260°F), which breaks down oily soil and traffic-lane grime that warm water just moves around.

Chemistry and technique. Most rental jobs are one product, one pass. A pro pre-treats the traffic lanes and spots, lets it dwell, then extracts - which is where most of the actual cleaning happens.

What usually goes wrong with the rental

• It dries slowly - a full day or more - because so much water stays in
• Stains come back in a few days as that leftover water wicks soil up from the pad
• Too much soap goes down and cannot be rinsed out, so the carpet re-soils fast and feels crunchy
• Over-wetting can delaminate the carpet backing or grow mildew

When the rental is actually fine

• A small area - one bedroom, a closet, a rug
• Light, recent soil - not set-in traffic lanes or old pet stains
• You are moving out of a rental and just need it to look freshened
• You go light on the soap and do extra dry passes with the machine
